The property at 507 South G Street has been vacant the past five years, with the city saying the site was most recently licensed for factory uses in 2012.
But Maegher Corp., which also operates under the name Technico in Lake Worth, plans to renovate and redevelop the site, located on the south side of 5th Avenue South between South G Street and the Florida East Coast Railway.
The site, however, will need a small scale land map use change since the property’s land use and zoning were amended as part of a city-wide changes in August 2013. Low intensity industrial uses are no longer allowed on the site, the city said.
“The city changed land uses and right now it’s zoned for mixed uses, which requires residences,” said John Maher, Maegher’s vice president. “We’re looking to use the site as a commercial use.”
City Commissioners are scheduled to vote on the change at Tuesday’s meeting at City Hall.
Maegher is under contract to buy the site for about $800,000, Maher said.
“We hope to have this deal done as soon as we get the city’s blessing on everything,” Maher said.
Maegher sells gas and plumbing supplies and has been in Lake Worth for 32 years. The city said the company wants to take the property and use it for wholesale/retail distribution and warehouse uses.
The property is currently developed with a 6,660-square-foot warehouse building, a 4,500-square-foot ground floor and a 2,160-square-foot mezzanine the city says has been historically used for factory uses.
Over the past several years, the city has passed several ordinances officials say will improve Lake Worth.
City Commissioner Herman Robinson said change is often difficult in the city.
“Change really spooks some people,” Robinson said. “People question change, but Lake Worth is changing for the good and we have ideas and ordinances we want to implement. Overall, it’s going to be a good change because we’re making plans for a sustainable community that will help improve our quality of life.”
