New Gardens townhouses on PGA will be priced in high $400,000s and up

Prospective buyers of high-end townhouses on PGA Boulevard can drop a $1,000 refundable deposit to enter a lottery for first dibs on the new homes.

Pointe Midtown sent an email blast last week announcing the developer is taking reservations for the 3- and 4-bedroom houses in an enclave between Shady Lakes Drive and the existing condos and commercial development in Midtown. Prices start in the high $400,000s and go up to the high $500,000s, Sales Director Trish Prigal said.

Townhouses in Kolter’s Alton community off Donald Ross Road are similarly priced.

Ascend Properties is building the 63 townhouses, which are identical to those in the Pointe 100 community in central Boca Raton.

Ascend Principal Dean Borg said he expects the first 12 homes to be move-in ready next spring. Construction on the first building will start in about three months, he said.

Construction is well underway on Earth Fare, a supermarket selling natural and organic food. The grocery store opens in July, Borg said. The growing chain based in Asheville, N.C., has eight other Florida stores.

The townhouses will be just west of the condos, shops and restaurants at Midtown, closest to Christopher’s Kitchen and Saito’s Japanese Steakhouse. The new neighborhood is across from restaurants such as The Cooper and Prosecco Cafe in PGA Commons.

Of course, proximity to those restaurants is part of the sales pitch.

“You can walk everywhere. You can dine. You can go to pilates class. You can do everything walking,” Prigal said.

Pointe Midtown is also just south of the Palm Beach Gardens Tennis Center and an expanded city park. People can come home from the office on a Friday afternoon and not get in the car again until Monday morning, Borg said, calling it a “little slice of urban vitality.”

The floor plans appeal to a variety of demographics, young families and energetic empty nesters alike, he said.

Young families and professionals tend to prefer the 2,174-square-foot floor plan with a larger family room and upstairs master bedroom.

People who are ready to ditch the expense of a country club because they aren’t playing as much golf or tennis prefer the 2,500-square-foot houses with a master bedroom on the first floor, Borg said. They’re ready to downsize but don’t want to leave their friends in the area.

“That was a dynamic we saw in Boca Raton and that we expect to see here,” Borg said. “We offer simplified living.”
