Hypoluxo’s last large piece of undeveloped land now under construction

A snip of a red ribbon and a shovel full of dirt marked the start of construction on Hypoluxo Commons — the town’s last remaining large piece of undeveloped land.

“You always hate to see the last piece developed but you can’t stop progress,” Hypoluxo Mayor Michael Brown said Monday of the land on the east side of Overlook Road at Hypoluxo Road .

Joseph Basile III and his company JFB Construction and Development will build the residential/commercial project. It’ll have 44 town-homes and five apartments that’ll range in size from 1,400 and 1,920 square feet. They will all have three bedrooms. While the town-homes will have 2.5 bathrooms, the apartments will have two. Rents will range from $1,850 to $2,250, Basile said.

The development will have about 9,120 square feet of commercial space. Palm Beach Express Catering will rent about half of that. Basile is looking for an urgent care facility to take the rest. The apartments will be above the commercial.

Basile III, who grew up in Lantana and lives in Wellington, said the development will bring a larger, upscale product to the town, which according to the U.S. Census has a population of about 2,700. While the mayor refers to Hypoluxo as a “bedroom community,” the surrounding area is on a growth spurt. About one mile north is the under-construction 72-acre Water Tower Commons retail and residential project at the former A.G. Holley State Hospital site in Lantana. Less than a half-mile north of Hypoluxo Commons is Lantana’s Aura Seaside, 248 rentals and 10,000 square feet of office space, which is expected to open this year, according to Lantana Mayor David Stewart.

Stewart attended a ground-breaking ceremony Monday to show his support for Hypoluxo Commons.

“It’s a great project. It will add more people in the community for Hypoluxo and the surrounding communities,” he said.

Basile III is finally bringing life to this site after about 15 years. Basile III’s father, Joseph Basile Jr., owned the land in the 2000s and planned to build a similar project but was stalled by the economic downturn. Basile III estimates construction will be done in about one year.

While this is the last large piece of undeveloped land available in the town, the mayor pointed out that Hypoluxo has several park lands: the Hypoluxo Scrub Natural Area on Hypoluxo Road; Garnett Park on Park Lane East and Hypoluxo Hammock at Town Hall.

“We’re hoping this project maintains and perhaps even increases the uniqueness of the town of Hypoluxo,” said Brown, who was a councilman when Basile Jr. owned the land.
