Aldi representatives presented their plans to the city’s planning and development advisory board Tuesday and they gained the members’ approval, said Mike Rumpf, the city’s director of planning and development.
The board’s approval serves as a recommendation to the City Commission, which will likely vote on the project in November.
An Aldi is already under construction west of the city at Hypoluxo Road and Military Trail , and the chain has several Palm Beach County locations to the north and south of the city.
If the Boynton location is approved, the store would be 187,848-square-feet at 3452 W. Boynton Beach Blvd., at Knuth Road.
The 2.04-acre site has a one-story, 30-year-old rundown office building that has been closed for about three years, according to city documents. Near the site are other major stores including Walmart at 3200 Old Boynton Rd., the Publix at 133 N. Congress Ave. and BJ’s Wholesale Club at 1540 W. Boynton Beach Blvd. The store would bring an additional 41 a.m. peak hour trips and 115 additional p.m. peak hour trips.
For Aldi to be built at the site, the commission will have to rezone the property from office use to community commercial. The market supports the rezoning, according to city documents. A Cushman and Fields first quarter 2017 report says the overall office vacancy rate in Boynton is 23.4 percent, which is the highest among the Palm Beach County cities.
In November, the commission approved the site to be a 13,640-square-foot office building to be used as a daycare for up to 200 children. But an Aldi representative came to the property owner with an offer to buy the site and open the market.
