Cinnabar sits so close to A-rated Crystal Lakes Elementary School in suburban Boynton Beach that kids in the neighborhood have their own back entrance sidewalk into the school.
That alone is a big reason buyers like this Rainbow Lakes community and even ask for it by name, real estate agents say.
Situated just south of a residential section of Gateway Boulevard between Military Trail and Jog Road – and behind the school — Cinnabar at Rainbow Lakes is so popular with young families that sales don’t come along too often, says real estate agent Phyllis A. Friedman of Century 21 Tenace.
Just two homes have changed hands in the past six months and the only one on the market now – of the community’s more than 200 houses — went under contract just a few days after being listed.
Reasonable prices, the central location and good schools make the community attractive to many buyers, says Friedman, who used to live in a nearby Rainbow Lakes community.
“They like it because of the schools and because it’s a great family area and it’s convenient,” Friedman says. “You’re right near Jog, Military, lots of shopping, the Wellington Mall, the beaches.”
Cinnabar isn’t gated, but with just a single entrance/exit road and a handful of winding, mostly dead-end streets, the neighborhood provides a close-knit feel with little traffic. It also has two lakes within the community and backs up to other lakes and a canal.
Visually, residents also like the mature trees, tidy sidewalks on both sides of the streets and well-kept yards and community spaces.
Those areas include a open green space with a bench overlooking a lake, plus the community pool, basketball court and playground with swings. A sign reminds residents of the 20 mph speed limit with the message “Slow Please We ♥ our children.”
Homes range from three bedrooms, two baths and about 1,600 square feet up to four bedrooms, 2.5 baths and about 2,900 square feet. They’re one and two-story houses, mostly with two-car garages. Some have pools.
Built in the early 1990s by GL Homes, selling prices today average around $200,000. Homeowners association fees cost about $300 per quarter and include common-area maintenance and basic cable. Residents handle their own lawn care.
In addition to Crystal Lakes, public school students in Cinnabar attend A-rated Christa McAuliffe Middle and Park Vista High schools.
Says Friedman: “It’s just perfect for families and pets. They love it.”
