LAKE WORTH — Old houses can be nice, with the arched stucco entryways and small, city yards and top perch along Florida’s coastal ridge.
But new? Sometimes there’s no beating a big kitchen with granite counters, a living room with tray ceilings and a yard with new grass — never-before christened by someone else’s family dog.
“New homes are becoming more attractive because of the shortage of homes right now,” says Fredrick Fletcher, a Realtor with Re/Max Direct who specializes in foreclosures and short sales.
“You don’t have as much competition with a new home as you do with an older home.”
Plus, you can decide if the tile in the family room is laid straight, or on the diagonal.
Built by Chicago-based Pulte Homes — the nation’s first- or second-largest builder, depending how you look at the stats — Oak Haven is situated on 35 acres east of U.S. 441 and south of Hypoluxo Road. Sure, a lot of the land around Oak Haven is still large expanses of farmland and western-themed nurseries.
But Fletcher, who specializes in Boynton Beach properties a tad to the south, says buyers probably can’t find large homes like this for a much better price.
“A lot of people who choose this are looking for square footage,” said Fletcher, who said the HOA fees (at $168 a month) are also super low.
“Plus, the location is right between Boynton Beach and Wellington, which is great.”
Families love this area because of the good schools, nearby community centers and parks and the proximity to Florida’s Turnpike, he said. There is also plenty of handy shopping.
Pulte spokeswoman Valerie Dolenga says Oak Haven first broke ground in the spring of 2012, and now has only 15 homes for sale. Most of those sales are actually lots, where a custom house will be built. But there are a few models that will eventually go on the market, she said.
Pulte, which also owns DiVosta, offers five floor plans at Oak Haven, and the prices range from $334,000 to $419,000. Houses have one or two floors and range in overall size from 2,200 square feet to 3,400.
Some homes have as many as four bedrooms and four baths, and most of the homes sit on the man-made lake.
Because it’s new, there is no homeowner’s association, and Pulte still handles the real estate sales. The HOA fees are indeed low, and that’s largely because there are no central amenities, just two tot lots. Pulte didn’t build a community clubhouse or pool and there’s no guard at the gate. Any of the models can be built with a backyard pool.
As for Pulte’s position in the nation’s home construction industry?
“We are the nation’s largest builder in terms of revenue and the second-largest in terms of closings,” Polenga said.
That is, they’ve done this before.
Public schools for this area are Sunset Palms Elementary, Odyssey Middle School and Park Vista High School. All are rated A under the state of Florida’s testing guidelines. And although the mailing address is Lake Worth, Oak Haven is really closer to Wellington and Boynton.
“You could probably get a better deal with a foreclosure or a short sale, but these are people who want a home that hasn’t been lived in,” Fletcher said.
“You really can’t find this kind of square footage for this price.”
